Strand Sale Is Manhattan Beach's Highest Ever

It's time to take that record book off the shelf and add a whole new first page.

There's a new top sale in Manhattan Beach, and it's quite a leap above what came before.

1800 The Strand (5br/6ba, 5329 sqft.) has closed for $24.500M, an incidental $500K below asking.

The artfully crafted corner-lot home, abutting perhaps the greatest of the town's walkstreets, is the highest public-market sale since Fall 2021. (See more on the home below.)

508 The Strand Manhattan Beach CAWay-back-then, in the midst of a local real estate-buying frenzy, 508 The Strand (5br/6ba, 4325 sqft.) closed at $19.200M.

That was the top sale of the year, the highest Strand sale to date and part of a bumper crop of Strand sales (16) in 2021.

1800 The Strand now bests the top Strand sale by more than $5 million, in a year where it's only the 3rd Strand sale, amid a generally slow year.

(One of the other 2 sales on the Strand this year was a $14M lot sale directly across the walkstreet, at 1720 The Strand. Busy street!)

814 Pacific Avenue Manhattan Beach CAThe new sale at 1800 The Strand also leapfrogs the highest public-market sale of a single home in Manhattan Beach, 2017's $20.000M sale at 814 Pacific in the Hill Section. Of course, that home was huge: 6br/6ba, 10,000 sqft. in two structures, and featured a giant 23,000 sqft. double lot.

Some other top sales:

$21.000M - May 2017 sale of 1000 The Strand, a 4-unit building near the pier that's currently listed as 10br/9ba, 5967 sqft. and asking $30.000M today, after some remodeling work (listed by Brett Zebrowski of Palm Realty Boutique).

$20.999M - July 2022 sale of 809 Highview, a private sale that appears only in tax records. (High-end newer build on a 14,000 sqft. lot with pool.)

1001 1st Street, Manhattan Beach, $19.598M - Nov. 2021 sale of the new home at what's now 1001 1st St. (6br/9ba, 9479 sqft.), then-new construction which is on the market today at $24.995M (listed by Jason Oppenheim of The Oppenheim Group, Inc.).

FWIW the buzz on that one, which we reported in Nov. 2021, was that the still-under-construction home was under contract for $23M. That could be accurate, along with the reported sale price of $19.6M, depending on how the construction was paid for.

For ranking purposes, we are just going with the price in tax records.

High Sale Comes Amid Other High-End Activity

This record-breaking sale for Manhattan Beach comes at the same time as the Hill Section has seen its second-highest sale ever (1012 Pacific, see story) and while an even-higher-priced Hill Section home at 934 1st ($16.850M) has just gone under contract.

And this is the year when we reported on superstar QB Jared Goff's $19.1M double-lot acquisition down at 5th/John, although the second lot did close in November last year.

So, East Manhattan may keep playing the role of "Little Engine That Could," driving city sales data, but the city's high end is not exactly dragging along.
