Custom Home Now 2nd-Highest Hill Section Sale

1012 Pacific Avenue, Manhattan Beach,

A huge, highly custom, inspired and inspiring home at 1012 Pacific in the Hill Section has now closed.

The final price: $14.900M.

The home is very large: 6br/8ba, 9278 sqft., on an oversized 11,996 sqft. lot.

It's almost incidental that the price is $1.1M below asking.

It's not incidental that this is now the 2nd-highest public-market sale of a property in the Hill Section.

The only higher sale? 

814 Pacific Avenue Manhattan Beach CA 814 Pacific, which had 6br/6ba, 10,000 sqft. in two structures, and a giant 23,000 sqft. double lot.

The sale closed for $20.000M way back in Summer 2017. (See our post from then here.)

Besides having a lot that's nearly twice the size of 1012 Pacific's, 814 also featured significant ocean views.

That property boasted of East Coast inspirations: "The home displays true, classic Nantucket architectural detailing with a timeless, commanding presence."

Meantime, the listing for 1012 Pacific also cites some East Coast inspiration, calling it a "stunning, Nantucket-inspired home." (Although we recently wrote that one of the listing agents told us the home evoked the Hamptons – a rather different community 100 miles away.)

Would we be over-generalizing to say that the most expensive homes in the Hill Section are meant to look like East Coast homes?

Yes.

612 John Street Manhattan Beach CAThe 3rd-place public-market sale was at 612 John (6br/8ba, 7400 sqft.), a 2000-built Mediterranean that had received some stylistic updates and a pool upgrade. It fetched $12.850M back in 2018.

4th Place was an ultra-prime lot sale at 818 8th ($12.738M in 2021), and 5th Place is held by an ultra-modern remodel at 704 Pacific ($11.000M in 2020).

To be certain, lots of Hill Section properties have more than $12M, $14M and perhaps $20M into them, but they haven't traded on the public market.

Even superstar QB Jared Goff's $19.1M double-lot acquisition down at 5th/John included one off-market purchase.
