Tree Section

 763 31st (9br/11ba, 7308 sqft.) is a custom 2-lot compound, resulting from the owners originally having one house, then getting the chance to buy the lot next door to build a pool and secondary structures to complement the main house.

It calls to mind the 2-house compound at 3301/3305 Pine, which resulted from 2 completely separate Mediterranean style homes being purchased by one owner, who gutted out one of them to create an gym + entertainment house opening to a paradisical pool, while leaving the main home pretty much intact. Sand Section

 2512 Alma (4br/4ba, 2576 sqft.) is the front half of two new construction townhomes, with this "front" unit featuring ocean views.

Worth noting: This "A" unit (with the ocean views) begins 20% higher than its rear "B" unit, which is a pretty reasonable spread for front/back, though not as great as the 25% gap between the two most recently sold new townhomes in the immediate area (2604 Alma and 2605 Vista, see "Record Price and Time Gaps for 'B' Unit Townhome," June 2024).
