With this being mid-month, it's time for one of our twice-monthly updates on Manhattan Beach real estate market activity, with updated spreadsheets on inventory and sales.
Here's our report from the period of 12/1-12/15:
- 34 active listings as of 12/15/14 (-7 from 12/1)
- 23 SFRs (-4 from 11/15/14)
- 11 THs (-3 from 11/15/14)

We were wondering how this year's inventory situation stacks up against last year's. So we made this nifty chart:
So for about half this year, including now, we've had modestly higher inventory than 2013. But the peaks and valleys for both years look very similar.
There was a time when inventory just west of Sepulveda was nearly 3 times these levels, but we won't see that again while the market is humming along as it is.
The total number of sales year-over-year is just about the same, too, but we'll cover that separately.
