It's a shorter list of new offerings this week, but we gotta say, 401 27th deserves the spotlight. That's a special property, without much parallel in the Sand. (Hey, for about $10M, it better be!)

1643 5th Street (4br/3ba, 3058 sqft.) is a fun 1970s house with upgrades and a pool.

They haven't yet put this home on broker tour, and we're not sure the photos in the listing shows the current condition (we're actually sure some of the first photos to appear with the listing were about 8 years old), so we're going to hold back on further review.

We do appreciate the instinct to hyphenate "turn-key" in the description.

Even though "turnkey" is a proper compound word, how many times have you had to stop and re-read a home description that seemed to be calling the property a "turkey?"

There are only two exterior photos, so there's not much to go by, yet.

The home's size (3600 sqft.) is typical for a fully built, modern home on a roughly 5000 sqft. lot (4983 in this case). The price is not typical – $4.700M.

To date, the one and only home of similar size on a 5000 sqft. lot in East Manhattan to sell over $4.000M was 2104 Lynngrove, selling in May this year at $4.195M. (See "New Home Landmark Prices in Liberty Village and the Tree Section.")
