Almost everyone would love to live on the Manhattan Beach Strand.

Few can do it.

There are high prices, and then there are the very highest.

Now two are in escrow, each poised to break the record for a public-market sale on The Strand, amid a year that otherwise has not really been rocking and rolling.

And each needed three tries on the market to find their buyers.

1800 The Strand (5br/6ba, 5329 sqft.) is under contract now, after listing in March 2022 and March 2023, running a few months each time. It was at $25.000M last year and this year.

It's a 2000 build taking good advantage of the corner walkstreet spot near downtown.

The public-market record for The Strand was set in 2021 at 508 The Strand (5br/6ba, 4325 sqft.) at $19.200M.

3216 The Strand (5br/8ba, 7454 sqft.) has had a journey that also resulted in a buyer contract in its third listing.

The listing launched at a whopping $30.000M in early 2022, and tried for most of the year to draw an offer.

They tried again for most of 2023 at $28.500M, adding an out-of-area agent as a headliner to the locals who had operated the sale attempt before.

This year, it was at $25.000M (and all-local again), then cut to $22.500M just before a buyer knocked.

It's an extraordinary, modern home with more space than you would ever expect on the waterfront. Yowza.

This pending sale, too, potentially challenges the previous record of $19.200M.

1000 The Strand, Manhattan Beach, Now, neither of these homes represented the highest-priced property on the market on The Strand. That's 1000 The Strand, a 4-unit building right downtown that's asking $30.000M, in its second recent attempt to sell.
