Second $10M Sale in the Trees This Year

2311 Laurel Avenue, Manhattan Beach, CAThe real estate winds may be blowing weirdly this year, but that hasn't frozen the top-of-the-top end in some parts of town.

Concretely, with this week's closed sale at 2311 Laurel (6br/9ba, 6523 sqft.), we now have 2 sales in the Tree Section over $10M. 

This one came in at $10.475M.

2311 Laurel Avenue, Manhattan Beach, CAThat's short of the $10.775M record sale that just closed earlier this month at 604 14th (5br/8ba, 6114 sqft.), a 2019-built masterpiece with a basement, pool and cabana. (See "New High in Trees, with a Sidecar.")

This gives the Tree Section, normally chock full of sales from $2M-$4M, more $10M sales in 2023 than the storied Hill Section. (There's one.)

Before this year, the two priciest sales ever in the Trees were neighbors in the Martyrs area, both sold last year: 528 15th ($10.700M in March '22, off-market) and 524 15th ($9.600M in June '22).

2311 Laurel boasts an oversized (8040 sqft.) corner lot, custom 2019 construction in a luxe, classic style, and a pool, among other sweeteners. (See the official description for more.)

Oh, and we shouldn't give short shrift to another big sale from just last month, also in the Trees, and also closer to $10M than not.

That was 677 19th (6br/7ba, 5592 sqft.), and once again featuring a supersized lot (9626 sqft.) for the area. It closed for $8.770M in late July.

Today, there are a couple of new or newer homes in the Trees at about $7M, and talk of others through the grapevine where a nice, newer home plus lots of extra land could be had. 

The top end in the Trees keeps growing higher, it would seem.
