Just last week, we let you know about a listing that might have confused buyers with its recently revised pitch. (See "You Can Have This New House If You Build It.")
Now, they've changed it all. For the better.
465 33rd (3br/2ba, 1396 sqft.) was being promoted with snazzy computer renderings of a fancy new house. More than 20 renderings, in fact, led off the listing.
And the listing description was mostly about the (hypothetical) new 6,000-plus-sqft. house that could be built on site.
But for $3.299M, they weren't offering a new house. It was just the lot + plans.
Hence the potential for, er, confusion.
Now, they've dumped the long-winded, but short-lived, writeup that promoted the fancy new house. (It's preserved in our prior post.)
And the first 26 photos now feature the existing house. (One's a drone shot of the area around it.)
The revised listing description now begins, "Welcome home to this mid century modern 3 bdrm, 2 bath home on a rare 1.5 lots (45x90), 4 blocks to the beach in the Manhattan Beach sand section."
Later on, it states clearly: "MB city approved plans are included with sale to successful bidder," and the description invites people to consider the house livable "while you prepare to build your own new home..."
These are all, obviously, changes for the better. More honest, more clear, more direct.
We still see 23 renderings in the MLS, showing a hypothetical house which is not for sale. But it's not our decision whether they belong. Overall, the proposition is clearer now.
Should we say "thanks?"
