Sand Section

310-32nd-manhattan-beach-interior 310 32nd Street (3br/4ba, 2420 sqft.) is the front unit of two townhomes along a walkstreet, built in '06 but with a goodly amount of recent remodeling.

This northern part of MB east of Highland is part of one of the highest natural points in the Sand Section, meaning 3rd floor views are quite good.

Floorplan is fairly typical for a Manhattan Beach townhouse, with one bedroom downstairs, primary plus second bedroom on the middle level, and wide-open top floor.

East Manhattan Beach

 1632 Ruhland Avenue (4br/3ba, 2638 sqft.) benefits from some recent expansion and remodeling, which creates a sizable, open first floor with a very nice covered outdoor room, plus an adjacent outdoor kitchen.

There's also a mostly flat backyard with faux grass that is basically huge for Manhattan Beach.

The first floor features all the living spaces, plus one room that appears to lack a closet but still counts as the 4th bedroom. Upstairs, the primary suite is sizable, but the secondary bedrooms are "just enough," and share a hallway bath.

Tree Section

 1601 Pine Avenue (5br/5ba, 2962 sqft.) was once one of the "Speedy Speckies," part of a series of 5-6 homes built quickly, almost in assembly-line fashion, a dozen years ago, before anyone else was building. The builder was not one of the best (he's since skipped town) and many of the homes were not even his best work.

When first offered, this one was bizarrely labeled as "Colonial" in style while laden with cheap Mediterranean details.

They say it'll be ready in December or so.

The lot is nearly double the typical size for the Tree Section, at 9261 sqft.

Notable: The lot was purchased for $3.350M in early 2021 before this spec new construction began.
