Manhattan Beach New Listings (6/8-6/9/24)

The weekend brings several new listings once again, a fact we love to mention because we can all remember when it seemed the well had run dry, and buyers were forced to compete among just a few options at any one time. 

The first two Sand Section listings noted below are actually next-door neighbors, setting up an interesting competition on the block.

In the Hill Section, we'll be open both Saturday and Sunday 2-4PM at Edge's listing at 819 11th. We've appreciated seeing friends, readers and past clients at our first few weekends' worth of opens. If you're around this weekend, pop by!

Sand Section

464 31 St. Street, Manhattan Beach,  464 31 St. Street (4br/5ba, 4026 sqft.) is a 2003 custom build, and, curiously, one of two next-door neighbors of similar style that both have just hit the market at the same time. Each will be open this weekend for a little "comparison shopping." (If you want to go up in price more than $1M, you can also add 477 33rd to your list.)

They didn't provide interior photos of this one yet. On our visit, we entered on the middle level, noted warm walnut flooring throughout, a sizable primary suite up front and 2 more ensuite bedrooms in the back, past laundry. Downstairs, a sizable den/family room is currently being used as an office, and there's a smallish bedroom (the 4th) just off that, with double doors.

Upstairs, there are living spaces at the front and back, with the kitchen and dining in the middle. The spaces are somewhat compartmented.

All of the finishes are vintage 2003, prominently the kitchen and primary bath, which some buyers might want to refresh. In general the home is presented as it is being lived in, not very uncluttered or de-personalized and ultra-clean, as we prefer to show a home on the market.

468 31st Street, Manhattan Beach,  468 31st Street (5br/5ba, 3745 sqft.) is a few years older (2000 build) than the neighbor noted above, a little smaller (-281 sqft.), with one more bedroom (5th) and priced a little higher (+$103K). 

It's also emptied, cleaned, painted and staged, so a different sort of presentation.

468 31st Street, Manhattan Beach, The first level features a bedroom and a bonus room that appears to have been carved out of a third garage space, with a super fun beachy theme to it.

The middle level hosts a whopping 4 bedrooms, not always easy in the Sand. All bath finishes are vintage 2000.

468 31st Street, Manhattan Beach, Upstairs, the feeling is somewhat brighter and more open than the neighboring home. A quirk of the staging: There IS a piano, but there is NOT a TV (or fake TV) anywhere, initially creating the illusion of times gone by, where the primary entertainment in this family room might be visiting musicians. (Either that or TikTok on your phone.)

On balance, this home is easier to "see" than the neighbor at 464, although both are going to invite buyers to create plans for updates after move-in.

We did kinda love the entry porch/patio area, with a conversation area under a pergola and featuring a fire pit up at the front of the house. It immediately suggests a lifestyle featuring friendliness with neighbors.

Tree Section

624 36th Street, Manhattan Beach,  624 36th Street (4br/4ba, 1990 sqft.) leads off its description calling the home a "serene oasis," and TBH, our first thought was, "not another 'oasis,' really?" It's a term that does get over-used in home descriptions.

And yet!

624 36th Street, Manhattan Beach, This home is really something different, a single-level remodel of a 1940s house that doesn't miss many details, and presents something sharp, special, private, quiet and gorgeous – it really is kind of an "oasis"!

(OK, it's not an isolated, verdant spot in the midst of a vast desert – it's one house in a fully built Tree Section neighborhood – but as to the meaning intended, we're just about on board.)

624 36th Street, Manhattan Beach, The home feels like just about the most you can do within the basic 4 walls of one of these mid-century houses, with a fully realized great room in back and decent primary suite up front. The backyard area is nicely tightened up into private outdoor living space, and there's a bonus: An ample guest suite/ADU above the garage, whose bath is modeled after a European "wet room" (nice touch).

2001 Palm Ave, Manhattan Beach,  2001 Palm Ave (5br/5ba, 3500 sqft.) is a 2006 build on one of the absolutely prime streets of the Tree Section.

The home style is a blend of old and new, with the open floorplan expected in the Trees. Updates to the kitchen include new counters, island, lighting and appliances, and dark cabinets.
