Sand Section

 215 19th Street (4br/5ba, 4264 sqft.) is a 2002-built 3-story walkstreet home with nice views. The original style, perhaps Old World-inspired, benefits from a range of designer upgrades.

The ample front patio, ocean views and walkability to town are hard-to-beat features, with the most similar options like the home several blocks further north (at 24th and 25th).

215 19th Street is listed by Bryn Stroyke, Bayside.

 317 1st Place (3br/4ba, 2018 sqft.) is an early-2000s TH in the South End, with some ocean peeks over neighbors, and a warm overall feel. Flooring and cabinetry still recall the early 2000s, but are nice enough for now.

The lowest-level third bedroom, packed with cabinetry, feels a bit scrunched, and is referred to in the listing as a "versatile space ideal for a third bedroom or office."

Worth noting: The across-the-alley neighbor, 316 1st Place, a half-lot 4br, fully updated SFR, just closed for $3.250M, or $625K more than the asking here.

 4112 Highland Avenue (3br/2ba, 885 sqft.) really helps to illustrate the diversity of options in Manhattan Beach real estate.

East Manhattan Beach

 1847 9th Street (6br/7ba, 5205 sqft.) feels exquisitely well designed and appointed, with a smart floorplan and clever use of the backyard space (modest pool and hot tub, pool cabana/extra family room).

Hats off to the presentation as well – we see a lot of staged homes (and stage a few ourselves), and we can spot the difference between the work of a proper designer who uses some flourish to show off a home, and, let's say, a one-size-fits-all approach. This home is shown in its best possible light.

The buyer is just going to have to make peace with the location, just a few doors off of Aviation, which can be seen while out in front, viewed from two front bedrooms, and ever-so-slightly heard sometimes in the backyard or perchance from the primary suite if sliding doors/windows are open. It's truly not bad, but it's not nothing.

The asking at $5.695M places this one $95K above the record sale on a 7500 sqft. lot in East Manhattan, a 2023 closing at moderately smaller 1534 Curtis (5br/7ba, 4689 sqft.), which got $5.600M in April 2023, pre-market. It is notable here that the home size and lot size are larger, but location was not much of a concern at Curtis.

In all, we count 7 East MB new homes on 7500 sqft. lots that have sold over $5.000M, one in 2021, two in 2022, four in 2023, and one this year: 1627 Ruhland (5br/6ba, 4623 sqft.) at $5.250M.

 1720 Magnolia Avenue (5br/6ba, 3267 sqft.) is new construction over by Meadows elementary, with an open floorplan and some very nice detail work. Spec homes are better these days.

There's a lot going on in the great room in back, with dedicated areas for dining, seating and the kitchen with large island. A light well above the living room area is an interesting touch we've not seen before.

Upstairs, the bedrooms are sizable, with the qualification that the primary suite was the first room to strike us as, erm, not oversized.

 3108 N Poinsettia Avenue (4br/3ba, 2218 sqft.) might seem familiar, as it sold in 2019 and again in 2022.

It's a cute, if compact, 3-level home on a great street.
