317 1st Place, Manhattan Beach,  317 1st Place (3br/4ba, 2018 sqft.) is an early-2000s TH in the South End, with some ocean peeks over neighbors, and a warm overall feel. Flooring and cabinetry still recall the early 2000s, but are nice enough for now.

East Manhattan Beach

1847 9th Street, Manhattan Beach,  1847 9th Street (6br/7ba, 5205 sqft.) feels exquisitely well designed and appointed, with a smart floorplan and clever use of the backyard space (modest pool and hot tub, pool cabana/extra family room).

1847 9th Street, Manhattan Beach, Hats off to the presentation as well – we see a lot of staged homes (and stage a few ourselves), and we can spot the difference between the work of a proper designer who uses some flourish to show off a home, and, let's say, a one-size-fits-all approach. This home is shown in its best possible light.

1847 9th Street, Manhattan Beach, The buyer is just going to have to make peace with the location, just a few doors off of Aviation, which can be seen while out in front, viewed from two front bedrooms, and ever-so-slightly heard sometimes in the backyard or perchance from the primary suite if sliding doors/windows are open. It's truly not bad, but it's not nothing.

The asking at $5.695M places this one $95K above the record sale on a 7500 sqft. lot in East Manhattan, a 2023 closing at moderately smaller 1534 Curtis (5br/7ba, 4689 sqft.), which got $5.600M in April 2023, pre-market. It is notable here that the home size and lot size are larger, but location was not much of a concern at Curtis.

1720 Magnolia Avenue, Manhattan Beach,  1720 Magnolia Avenue (5br/6ba, 3267 sqft.) is new construction over by Meadows elementary, with an open floorplan and some very nice detail work. Spec homes are better these days.

1720 Magnolia Avenue, Manhattan Beach, There's a lot going on in the great room in back, with dedicated areas for dining, seating and the kitchen with large island. A light well above the living room area is an interesting touch we've not seen before.

Upstairs, the bedrooms are sizable, with the qualification that the primary suite was the first room to strike us as, erm, not oversized.
