We say this on occasion of the fact that this week, at least 5 new listings in Manhattan Beach are presented by out-of-area agents. (Mostly from L.A., not, like, Egypt.)

None of these listings had brokers' opens on Friday to introduce them to local agents.

Sometimes you'll see L.A. agents hosting a brokers' open here on Tuesday mornings, because that's when it's done in their neck(s) of the woods. Must be frustrating when not a single soul shows up! Because here, it's Friday 12:00-2:00. You can look it up!

Also, to the agent listing 588 33rd, that's in the Tree Section, not the Sand Section, where you marked it in the MLS. (We understand that you and your team have had 1,000 listings around SoCal, none ever in Manhattan Beach, and probably everything in MB seems like it's at the beach, compared to your inland neighborhoods. We're just trying to help.)

This northern part of MB east of Highland is part of one of the highest natural points in the Sand Section, meaning 3rd floor views are quite good.

Floorplan is fairly typical for a Manhattan Beach townhouse, with one bedroom downstairs, primary plus second bedroom on the middle level, and wide-open top floor. 

Of note: The property sold off-market in Oct. '21 for $3.350M, before the remodel. It was listed last Summer for $4.750M, the lower prices. Its start this time is the lowest offering yet.

Tree Section

757 35th St, Manhattan Beach,  757 35th St (6br/7ba, 4000 sqft.) is new construction on a downsloping lot that's been excavated to flatten it all out.

The home is "custom" in a glam modern style, with lots of glass, and stone flooring downstairs.

Interestingly, in this particular part of the Trees, homes often don't have many windows facing north, where the Chevron's refinery's working pipes and stacks can be visible, but this home puts the primary suite in back with big glass sliders and a balcony.

3608 Laurel, Manhattan Beach,  3608 Laurel (5br/5ba, 3300 sqft.) is new construction that debuted in September last year, and we kinda liked it.

We said then that the home "delivers something a bit different, nicer, warmer – and more confident – than your typical spec build."

3608 Laurel, Manhattan Beach, A lot of that comes from the custom woodwork throughout the main living spaces. The dining room sports a handsome wall unit, the kitchen cabinetry, refrigerator door and island all feature the same warm wood, and so does a custom seat and storage unit serving the well-placed, spacious mudroom (between a side door and the entry off the garage). The look is a bit rustic and a bit modern, not too farmy.

The house looked great staged last year, as well, but right now, it's just virtually staged. (Discuss.)

There's something else that's very new: The price, $4.199M. When the house debuted last year, it was at $4.799M. Early this year, it was at $4.499M when it went into escrow – then fell out. It appears that they're trying to figure out the location discount.

2614 Laurel Avenue, Manhattan Beach,  2614 Laurel Avenue (3br/3ba, 1784 sqft.) is along the shelf of Laurel where steep front-to-back downslopes are the norm. In some homes, it can almost feel like the entry level is on a bluff and the backyard is deep down below.

The home is still very recognizably of its time, not much improved, but we applaud the decision to stage and present the whole home in its period glory. Go with what you got. If buyers want to make major changes, or start over – that's up to them. Meantime, stay true.

The old 1-car garage had been converted to living space, the primary suite added upstairs – with a bonus room – was a bit cobbled together, and the kitchen and various details were dated.

The start price looks like an auction opening bid.

We could price all homes at $49.99 and just see what happens, right?
