We did note on the blog that one of the current DOM champs has now been absorbed, and there was at least one compelling new listing that emerged this week at the "wrong" time of year: lovely 1300 8th (4br/4b, 2780 sqft., $2.989M).
But mostly now, this is a time for packing and heading off to see family, or perhaps trying to find some tropical beach town that isn't 43 degrees and raining, like MB.
We'll take a quick look at some of the period's interesting new closed sales:
464 36th (3br/4ba, 2150 sqft.) is a nicely updated cottage with add-ons and a guest quarters over the garage.
It's one of the nicest homes on the block, and pretty far north, you might say, but give this market product and watch what happens.

Go down the hill a bit and you'll find one of the higher sales of this period:

It's 4 levels with a basement and some you-gotta-be-kidding-me huge ocean views.
Sale price: $6.625M.
And in a year of wows, here's another.
We'll set the scene. It's a 3br cottage with an original build date of 1950. The location is 6 doors up from Rosecrans.
BUT!
3528 Poinsettia (3br/2ba, 1571 sqft.) had been spectacularly remodeled.
What would be the driveway and garage have been claimed as outdoor space and bonus living space.

Sale price: $2.875M
PPSF: $1,830/PSF
If our median price is $3M, that means a home of less than 1600 sqft. in the furthest north end of the Trees is also quite nearly a "median house" for the money. Yowza.
