There are more than 100 sales each year in East Manhattan, making it a steady producer even as trends come and go, and waves of market activity ebb and flow.
So far, year to date, East Manhattan's two non-Village districts, Mira Costa and Manhattan Heights/Liberty Village, continue the trend of consistency, with sales actually up just a bit over the past two years.
Here are the data from Jan. 1-May 23 for each of the past 5 years. Data shown are given as total sales / SFRs-TH/condos:
2013: 39 / 35-4
2014: 47 / 44-3
2015: 38 / 30-8
2016: 39 / 33-6
2017: 44 / 34-10
This year, yes, it does appear that East MB is ticking up from prior years. It's funny to see that, because inventory east of Sepulveda has been neither flush nor short all year. Oh, wait. Consistency, consistency...
We'll skip the townhomes for now. Here are several examples of East Manhattan SFR sales this year (click any property address to see more info on a sold property):
New Construction
The top tier of what's possible for a new home east of the highway will always be new construction, and this year it's been headlined by a very big home at 1315 9th (6br/8ba, 5600 sqft.), which closed for $3.650M.
A huge new modern (called a "superhouse") at 1601 Nelson (6br/7ba, 5800 sqft.) sought $4M and got $3.550M.
There was also a modern new home on a 7000 sqft. lot at 1304 18th ($3.100M) and the corner-lot "modern farmhouse" at 1400 21st ($3.225M), the latter of which was bought with Bitcoin. At 1541 Nelson, they got $3.125M.
A less-than-huge new home across the street from tennis courts at 1652 11th (5br/5ba, 3535 sqft.) on a full 7500 sqft. lot sold for $2.900M.
Meantime, on a 5000 sqft. lot, 2109 Meadows got $2.695M.
Cottages
These homes are either originals or modestly expanded. Condition, lot size and location can account for some drastic differences in prices.

Liberty Village
New construction hit some big numbers in the LV last year, but no new closings so far this year. Top sale was, instead, a remodel.
2201 Harkness (3br/2ba, 1600 sqft.) was a very special flipper remodel, with all the must-have appointments and style. Sold for $1.760M
2200 Harkness (2br/1ba, 860 sqft.), tiny but a bit updated: $1.275M
1900 Lynngrove (2br/1ba, 920 sqft.), fixer or lot sale: $1.355M
1408 Manzanita (3br/2ba, 1750 sqft.), dated: $1.450M
Newer Homes Reselling
1712 Curtis (5br/6ba, 4270 sqft.), a 2007 Cape Cod, sold for $2.360M.
1506 Gates (5br/6ba, 4650 sqft.), a 2006 Mediterranean, sold for $2.575M.
1657 Ruhland (6br/6ba, 4400 sqft.), a 2006 Craftsman, sold for $2.468M.
1701 8th (5br/5ba, 4100 sqft.), a 2003 Mediterranean, sold for $2.580M.
1131 8th (5br/6ba, 4400 sqft.), a 2015 (!) glam Mediterranean, sold for $2.600M.
1420 3rd (4br/5ba, 4750 sqft.), an elegant custom Spanish on a quiet street, sold for $3.300M. (You gotta see this one, click the address.)
Glamorous Estate
1240 5th (6br/7ba, 10,000 sqft., 15,000 sqft. lot) is an ultra estate on a private street that really doesn't fit in any other category.
After years of on-and-off tries to sell, this one finally went for $7.200M, more than twice the price of all but one other sale east of Sepulveda this year.
However, there's another one pending, which we wrote about recently here at MBC: 1155 and 1165 Ronda, two large lots with a "Brentwood-by-the-Sea" feel to the main residence. Last at $11.500M.
